01 / THE ROUTE

A clear plan for Friday.

Two homes. One route. All the details in the right place.

  • 01 · Desert contemporary
  • 02 · Courtyard retreat

Less chasing. More useful tour days.

The tour ends.
The useful information shouldn’t.

01 / ORGANIZE

Give the week a clear plan.

Review submitted homes, arrange routes and publish the edition. Change the weekly setup to fit the tour—not the other way around.

02 / UNDERSTAND

Turn opinions into a picture.

Shared comments and pricing feedback come together for listing agents and authorized organizers. Personal notes stay separate.

03 / CONNECT

Make local support meaningful.

Affiliates contribute expertise and receive the conversations people request. Not an unconsented attendee list.

From first home to final feedback

A familiar tour.
A much better way to run it.

A great home tour deserves more than a stack of paper. With ListingTrail, organizers bring the week together: homes, routes, and the details agents need at every stop. Agents share the familiar feedback questions, pricing observations, and a separate ballot for each route. Listing agents and authorized organizers see the shared results, while personal notes stay private. Local affiliates bring useful expertise. A contact request is your choice, not an automatic attendee list. Explore a fictional tour, without signing up. Then bring ListingTrail to your real estate community.

  1. 01

    Prepare the week

Agents enter their homes. Organizers review submissions, create routes and publish the tour.

  2. 02

    Know your next stop

Open the route on a phone, view the property briefing and record a visit before sharing feedback.

  3. 03

    Give feedback that belongs together

Use the familiar comment categories and a separate ballot for each route. Review authorized listing reports afterward.

  4. 04

    Keep the community connected

Discover future dates and approved events. Request a conversation with a local partner when you actually want one.

Adoption should feel comfortable

Keep the process your members know.
Lose the disconnected paperwork.

The current comment sheet follows the reviewed TAR packet categories: curb appeal, landscaping, cleanliness, odor, floor coverings, paint and trim, and showability—with pricing, CMA and written feedback.

Each route keeps its own ballot. Organizers customize the week’s routes. Print or save the tour packet when paper helps.

Other associations’ packets need review; we don’t claim every question set is already configured.

Beyond Friday morning

A reason to come back.
A community worth showing up for.

Future tours, professional education, charity events and local gatherings belong alongside the tour—not scattered across messages.

Plan ahead

Members see future published tour dates and approved community events in their program calendar.

Give back locally

Industry and charity event submissions are free and reviewed. Organizers explicitly choose what can appear publicly.

Keep participation simple

Publicly approved listings can be browsed without an account. Member access is required to submit an event.

Trust is part of the workflow

Public front door.
Private workspaces.

Your role matters.

Individual accounts and program/company access checks. Signup alone never grants organizer privileges.

Your notes stay yours.

Private notes are not shared reports. Anonymous comments do not reveal the author to organizers.

A request is not a roster.

Partners receive only authorized requests for their company. Optional marketing consent is separate.

Straight answers before you get started

What would you like to know?

Who is ListingTrail for?

Real estate tour organizers, agents and ancillary professional affiliates. It is not a consumer home-search or referral marketplace.

Do members have to install an app?

No. ListingTrail runs in the browser with phone, tablet and computer layouts. Real-device testing remains part of each pilot.

Can we still print a packet?

Yes. Tour packets and authorized reports have print/save-as-PDF controls. You can keep paper available while introducing the digital workflow.

Who enters and approves homes?

Agents enter their own listings manually or by copy-and-paste. Authorized organizers review submissions, request changes and place approved homes onto routes.

Can our routes change each week?

Yes. Each edition can have one to eight independently named routes and up to 96 homes. Routes can be added while the edition is a draft.

Who sees feedback and private notes?

Listing owners and authorized program organizers review shared feedback. Private notes stay with their author. Anonymous shared comments remain anonymous.

What do affiliates actually receive?

Professional visibility, aggregate activity reporting and explicit connection requests in their own company workspace. They do not receive a named viewer list or an automatic tour-attendee contact list.

Does this require MLS access?

No. Current entry is manual/copy-and-paste with authorized uploads. An MLS integration is not currently promised.

How do people join?

Create an individual account, then use the program invitation sent to your email. Organizers and affiliates can request onboarding; a person reviews access.

What does setup involve?

Confirm your program, packet questions, weekly routes, organizer roles and partner placements. Pilot onboarding checks those together before your first live edition.

What is free, and what costs money?

The fictional demo is free to explore. Local event submissions are free. Program rollout and affiliate sponsorship packages are agreed separately; request a package rather than assuming a posted fee.

Are email and CRM integrations active?

Not yet. Email verification/reset delivery, reminders and GoHighLevel activation need provider setup and acceptance testing. The app and native workspaces are available independently.

Who helps if something goes wrong?

Contact cody@darkhorsetraders.com. Share the displayed error reference, never passwords or one-time codes. No fixed support response time is promised.
